Australian Government Help to Buy Scheme

A different approach to home ownership: understand shared equity before deciding whether to explore it.

Official information checked 13 October 2026
AT A GLANCEShared equity supportEligibility and conditions apply.

What to understand first

  • Eligible buyers can apply with a minimum 2% deposit. Government support can be up to 40% of a new home’s purchase price or 30% for an existing home.
  • This is shared equity, not a free grant. The government shares changes in the home’s value, and its share must eventually be repaid.
  • Citizenship, income, property price and ongoing obligations apply. Applications are assessed by participating lenders.

Planning your next step

Before choosing a property, ask a participating lender to explain how shared equity affects your borrowing, future plans and exit options. Then consider how the home and location fit the way you want to live.

Bring these questions to your conversation

  • Which support is relevant to my circumstances?
  • What is the complete budget, including costs outside the home price?
  • When would any assistance become available?
  • What needs to be confirmed before I commit to land or a building contract?

Your questions

Can Help to Buy be combined with the 5% Deposit Scheme?

Government guarantee support cannot be combined with Help to Buy. Eligible grants and stamp duty concessions may still be available.

Is everyone with a 2% deposit eligible?

No. Deposit size is only one requirement. Scheme conditions and lender approval both apply.
